What does the Mitwohnzentrale Franken do?

Mitwohnzentrale Franken is your competence partner for housing and real estate sales in the Nuremberg metropolitan region. We started as a premium partner around the furnished apartment rental in Nuremberg, Fürth and Erlangen. Now for over 30 years daily suitable furnished or unfurnished dwellings, Serviced Apartments and houses mediate to our national and international customers. Our claim to ourselves: to provide for happy and satisfied tenants and landlords. We have been your local expert in the metropolitan region of Nuremberg, Fürth and Erlangen since 1990. Our portfolio consists of approx. 4500 properties, in all sizes and for every budget. Our database also includes a large number of unfurnished apartments and houses.

What is the tenant clientele of Mitwohnzentrale?

We act as an agent for national and international customers who are usually employed by large local companies in the Nuremberg metropolitan region. In most cases, tenants come to Franconia for months or years for professional reasons and therefore have only a temporary need for living space. Many are highly qualified specialists who work here on a project basis for well-known companies. The prerequisite for renting through us is a valid employment contract. Companies that rent an apartment directly for their employees are also among our clientele.

For what period of time do the clients of Mitwohnzentrale rent?

We mediate from a rental period of one month. Of course, we take your wishes into account. The more flexible you are in terms of the rental period, the easier it is for us to rent out your property. The average rental period is difficult to estimate, as we count tenants from all over the world and all industries among our customers. From a one-month lease to a multi-year lease due to delegation, anything is possible.

What is the achievable rent for furnished living?

The rents for furnished rentals already include the utilities. Fees for internet and a furnishing surcharge, which depends on the quality of the furnishings, are also included. The costs for electricity and heating are partly borne directly by the tenants. This is always done after consultation with you.

What are the differences between unfurnished and furnished rentals?

The most obvious difference is the furnishings. In the case of furnished rental, the landlord provides a fully furnished and equipped apartment. The future tenants can usually move in directly. The more valuable and extensively the apartment is equipped, the better the rentability. The notice period for furnished rentals is 4 weeks, to the end of each month. This means more flexibility for tenant and landlord. In addition to the normal cold rent and utilities, a furnishing fee, which depends on the level of equipment, as well as the fees for an Internet contract are passed on to the tenant. When renting without furniture, you usually only provide a fitted kitchen. The statutory notice periods of usually 3 months apply.

Does the property have to be fully furnished and equipped?

You can freely choose to rent with furniture or rent without furniture. Partial furnishing complicates the rentability enormously. We recommend that you offer the property either fully furnished or completely unfurnished.

What should I keep in mind during the photo session?

Meaningful pictures are crucial for marketing. Often the property is still occupied at the time of the photo session. However, your property should be presented as neutral and inviting as possible. Please make sure that all private belongings are not visibly stowed away at the time of the photo session and that the property is in a tidy condition. A bouquet of flowers or lovingly placed decoration here and there has a direct inviting and homely effect.

As a landlord, should I provide an Internet connection/WLAN?

For furnished rentals, a fast Internet connection is very important. Especially in times of home offices and increasing digitalization, tenants depend on reliable internet and it is often a prerequisite for renting. The cost of the contract is passed on to the tenant and an Internet add-on agreement as part of our rental contract protects you as a contracting party.

Who takes care of the tours?

We are happy to take care of the viewings. As a rule, owners entrust us with a key to the property, as we often receive very spontaneous viewing requests. We visit the property independently - but we are happy to let you know in advance so that you have the opportunity to accompany our staff and potential tenants. Otherwise, we make the preliminary selection, check the documents and creditworthiness of the interested parties. However, the final decision is always made by you as the owner.

How is the creditworthiness of tenants ensured?

We are a member of SCHUFA. We use the SCHUFA information before conclusion of the contract - if necessary and possible. Furthermore, we are a member of CREDITREFORM. We would like to guarantee you the best possible security and do our utmost to provide you only with solvent and serious tenants. Before concluding a rental contract, we obtain tenant self-assessments and check the prospective tenants as well as their employment contracts or proof of salary. Unfortunately, we cannot give a guarantee. Mitwohnzentrale Franken is not liable for any damages or loss of rent.

Who decides which tenant can move in?

It is always the landlord who decides. In case of concrete interest in renting, we will contact you immediately. We will give you the most important data of the interested parties in advance, e.g. background of the tenant, planned rental period, how many people will move in, etc. You as the owner make the final decision. Mitwohnzentrale will be happy to advise you throughout the entire process.

Who writes the lease and who is the contracting party?

We take over the preparation of the rental contract. You are the contractual partner and the tenant also transfers rent and deposit directly to you.

Who is liable for damages caused by the tenant?

We always recommend our tenants to take out liability insurance. As a rule, our tenants are very tidy, reliable and careful. However, should damage occur that the insurance does not cover, the deposit is normally absolutely sufficient to repair the damage. In the case of larger defects, we bill the tenants for the missing amount.

What happens if the tenant gives notice? Does the Mitwohnzentrale also take over handovers and returns?

We coordinate the move-in, prepare a handover protocol upon request and assist the tenants in registering electricity and gas. Also during the rental period we are available as a contact person for you and your tenant. For furnished rentals, the four-week notice period applies to the end of the month. Our leases include that tenants must allow us to visit with potential next tenants. This gives us sufficient time to find a suitable next tenant and to be able to directly sublet your property without vacancies. When you move out, we prepare a detailed acceptance report and organize the subsequent final cleaning of your property to enable direct re-letting. The costs for the final cleaning are borne by your tenant and will be deducted directly from the deposit.
